In one of our latest studies, we analyzed all ZIP codes in the state of Virginia and determined which ones are the most expensive in terms of home values. Now, we have moved our gaze from Virginia to its western neighbor, West Virginia. The places we found here were all closely clustered together and offer some stunning homes and views.

So, read on to find out the most expensive ZIP codes in West Virginia in 2024, relying on data from Zillow’s home value index and the Census Bureau.

The Most Expensive ZIP Codes in West Virginia

Using data from Zillow’s home value index, we analyzed thousands of ZIP codes across the United States. We’ve been identifying the most expensive ZIP codes on various geographic levels, including on the state-level and on the city-level. A big reason why we like ZIP codes is that they can offer an extremely localized view of wealth on the ground.

As part of our analysis, we took into consideration the latest monthly home values Zillow has — November 2024 — as well as the average of 12 months of median home values from December 2023 to November 2024, in order to gain a fuller picture.

Below are the 15 most expensive ZIP codes in West Virginia.

The Top 5 Most Expensive ZIP Codes in West Virginia

You’ll find the No. 1 most expensive ZIP code in West Virginia in the road between Harpers Ferry and Martinsburg — ZIP code 25442. Centered on Shenandoah Junction, ZIP code 25442 is a mix of farms, manufactured homes, and very sizable homes in certain quadrants. Incomes here are much higher than in most of the state. The median household income is $120,217 and the average household income is $149,985. Just under 30% of households in ZIP code 25442 earn $200,000 or more per year. Home values have surged here over the last five years. Back in November 2019, the median home value was $302,332, which was already quite expensive. Five years later, the median home value had risen by 60.4%, reaching $485,052 in November 2024.

The No. 2 most expensive ZIP code in West Virginia is 25443, which is not far at all from the No. 1 most expensive ZIP code. ZIP code 25443 is upstream from Harpers Ferry along the Potomac, right across from the Antietam National Battlefield. Home values have increased by more than half, from a median home value of $305,338 in November 2019, to $459,638 by the end of November 2024. And the home value appreciation has also been sharp in the near-term. Over just one year, the median value rose by 7.4%, from $427,870 to $459,638.

The No. 3 most expensive ZIP code in West Virginia — 25446 — is centered on Summit Point, along the border with Virginia; it is also not far from the No. 1 and No. 2 most expensive ZIP codes. Incomes are definitely on the higher side, though interesting the median and mean incomes are very close to each other, which is rare. The median household income in ZIP code 25446 is $130,278 and the mean household income is $133,875, which is, again, incredibly close. Right around two-fifths of households earn $150,000 or more a year. Home value appreciation here has been robust. The median home value has grown by nearly 60%, from $280,017 in November 2019 to $447,037.

The fourth most expensive ZIP code in West Virginia is 25414, which just east of Summit Point, where the third most expensive is located. ZIP code 25414 covers several places, including Charles Town, Mechanicstown, Kabletown, and Meyerstown, among others. Here’s yet another West Virginia ZIP code that witnessed greater than 50% appreciation in home values from 2019 to 2024. In November 2019, the median home value was $261,550. After five years, the median had risen by 52.8%, reaching $399,633 as of November 2019. Income here average $121,034 per year, with a median household income of $101,020.

The fifth most expensive ZIP code in West Virginia is 25430. It is centered on Middleway, but also includes Leetown and Kearneysville. Over the last year, home values rose by 5.8%, which is much faster than the national average. From a median home value of $243,050 in November 2019, the median rose by 53.8%, topping out at $373,891 in November 2024. Incomes in ZIP code 25430 are high by the standards of West Virginia, but not as high as the other ZIP codes examined here: The median household income is $86,808 and the average household income is $106,795.
