In a recent study, we analyzed and identified the most expensive ZIP codes in New York City. In the process of conducting that research, we got interested in the expensive areas surrounding the city, on the New Jersey side as well as the Connecticut side of the New York metro area.
For this article, we wanted to breakdown the most expensive ZIP codes in Connecticut. Read on to find out the most expensive ZIP codes in Connecticut in 2025, based on the latest data from Zillow’s home value index.
The Most Expensive ZIP Codes in Connecticut
In order to identify the most expensive ZIP codes in each state, we turned to data from Zillow’s home value index, as well as the Census Bureau’s 2023 American Community Survey. We analyzed thousands of ZIP codes across the country as part of a general study and, from there, we focused our attention on Connecticut. The Zillow home value index tracks (as of December 2024) the home values of 259 ZIP codes in Connecticut. As part of our analysis, we took into consideration the latest monthly home values Zillow has — December 2024 — as well as the average of 12 months of median home values from January 2024 to December 2024.
There are very obvious patterns in this analysis. The majority of the most expensive ZIP codes in Connecticut are contained within the narrow wedge that cuts into New York state, north of New York City. Many of the ZIP codes here cover bedroom communities for those commuting to the Big Apple.
The Top 5 Most Expensive ZIP Codes in Connecticut
ZIP code 06830 is the most expensive one in Connecticut. This ZIP code covers parts of Greenwich, including communities like Belle Haven and Indian Field on Long Island Sound. Greenwich is very well-known for its affluence, but it is still incredible to see the growth in home values in an area that was already quite expensive. Back in December 2019, the median home value in 06830 was over $1.555 million. From there, it rose by 47.2%, reaching well over $2.289 million. The median household income in this ZIP code is $146,841, while the average household income is far higher, at $342,910.
The second most expensive ZIP code — 06878 — also covers part of Greenwich, specifically Riverside. This ZIP code is just to the east of the No. 1 most expensive ZIP code, and their features are very similar. The median home value in 06878 is well over $2.259 million, as of December 2024, which is up by 53.7% from $1.470 million five years ago. The median household income here is more than $250,000 per year; indeed, in the Census data, the income is listed as “$250,000+”. The mean household income is a whopping $446,974.
The No. 3 most expensive ZIP code in Connecticut — 06870 — covers Old Greenwich, which is just east of the No. 2 most expensive ZIP code. The median household income in ZIP code 06870 is $227,727, while the average household income is $354,448. Here’s another ZIP code where home values rose by more than one-half, this case 54.6%: From just under $1.382 million in December 2019 to more than $2.136 million in December 2024. Not surprisingly, 54.5% of households in 06870 earn $200,000 or more a year.
The fourth most expensive ZIP code is northeast of Stamford. ZIP code 06820 is centered on Darien and covers communities like Noroton, Noroton Heights, and Tokeneke. This is another high-income place, to say the least. Just under two-thirds of households (66.4%) earn incomes of $200,000 or more. The median household income here is north of $250,000. And the mean household income is $455,045. Home value appreciation in ZIP code 06820 has been more substantially than the first three ZIP codes on our list. From a median home value of over $1.271 million in December 2019, it grew by 60.1%, surpassing $2.035 million in December 2024.
The No. 5 most expensive ZIP code is 06853, which covers the Norwalk neighborhood of Rowayton, southwest of South Norwalk. ZIP code 06853 saw some stunning home value appreciation, even more than in 06820. The median home value in December 2019 was just over $1.151 million. After five years, it had risen by two-thirds exactly, reaching nearly $1.918 million by December 2024. The median household income is more than $250,000 and the mean household income is $378,528.
