We’ve been doing a fun tour of New England, analyzing ZIP codes in terms of their home values, and identifying which ZIP codes in the state are the most expensive. Recently, we took a look at the most expensive ZIP codes in Connecticut, Maine, and Vermont. This time around, we are going to take a look at Rhode Island’s most expensive ZIP codes.

Read on to find out the most expensive ZIP codes in Rhode Island in 2025, based on data from Zillow’s home value index and the Census Bureau.

The Most Expensive ZIP Codes in Rhode Island

To determine which ZIP codes are the most expensive, we turned to Zillow’s home value index and the Census Bureau’s 2023 American Community Survey. We analyzed thousands of ZIP codes across the country, and for this iteration, we’re focusing on the 69 ZIP codes that Zillow tracks home value data for in Rhode Island.

As part of our analysis, we took into consideration the latest monthly home values Zillow has — December 2024 — as well as the average of 12 months of median home values from January 2024 to December 2024, in order to gain a more complete picture.

Below are the 15 most expensive ZIP codes in Rhode Island.

The Top 5 Most Expensive ZIP Codes in Rhode Island

The No. 1 most expensive ZIP code in Rhode Island is 02807, covering Block Island. This makes complete sense because this is also the richest place in Rhode Island. This ZIP code is centered on New Shoreham, but covers the whole island, unsurprisingly considering ZIP codes are for purposes of the Postal Service. Home values here didn’t simply appreciate; they skyrocketed. Back in December 2019, the median home value in 02807 was already quite high at $911,482. Over the next five years, the median home value soared by 86.7%, reaching more than $1.7 million by December 2024. In just the last year alone, the median home value rose by 6.3%, which is a lot for a mere 12 months.

The No. 2 most expensive ZIP code in Rhode Island is 02835. It is centered on Jamestown and covers the entirety of Conanicut Island in Narragansett Bay. This ZIP code is just west of Newport, across the Claiborne Pell/Newport Bridge. Incomes here are high, with 33.9% of households earning $200,000 or more per year. The median household income is $141,442, while the average household income is $182,060. Home values here rose by close to two-thirds: From $641,615 in December 2019, the median home value soared up to over $1.045 million in December 2024.

The No. 3 most expensive ZIP code in Rhode Island — 02837 — is east of Newport, covering Little Compton. This ZIP code runs right up to the Massachusetts border. There are more than 1,500 households in this ZIP code. More than a quarter of them earn $200,000 or more per year. The median household income in 02837 is $129,750. The average household income is noticeably higher, at $209,440. Home value appreciation here was greater than in the No. 2 most expensive ZIP code. From a median of $527,064 in December 2019, home values rocketed by 73.9%, to reach $916,531 by December 2024. The biggest year-over-year gain was From $583,112 in December 2020 to $710,897 in December 2021.

The fourth most expensive ZIP code in Rhode Island is 02840, which covers southwestern Newport. This ZIP code includes the famous haunt of the Vanderbilts, the Breakers — an icon of the Gilded Age. ZIP code 02840 is to the east of ZIP code 02835. Home value growth was substantial, though not as much as in the top three most expensive ZIP codes. Over the five years from December 2019 to December 2024, the median home value increased by 58.2%, from $547,602 to $866,061.

The No. 5 most expensive ZIP code is 02882, which is centered on the town of Narragansett. This ZIP code stretches from Port Judith in the south to Bonnet Shores in the North. The median household income in ZIP code 02882 is $95,794, while the average household income is $116,579. Home values grew immensely here over the last five years. The median home value in December 2019 was $474,217, before it rose by 69.3%, reaching $802,727 in December 2024. Once again, the biggest year-over-year growth in home values was from December 2020 to December 2021 — $529,385 to $641,200.
